OUR APPROACH
YOUR APPLICATION. PROFESSIONALLY MANAGED.
We coordinate your planning application throughout the local authority's determination process, managing correspondence, monitoring progress and keeping you informed of important developments.
-
Planning Application Management is a professional service that provides oversight, coordination and communication throughout the Local Planning Authority's determination process.
At Architecture North Ltd, our service can include planning application monitoring, client communication, Planning Case Officer liaison, correspondence management, coordination of additional information requests, Planning Case Officer site walkthroughs and decision notice coordination.
We act as a central point of contact between our clients, the Local Planning Authority and relevant project stakeholders, helping to ensure that applications are managed efficiently and that clients remain informed of important developments.
The services provided will depend on the agreed scope of appointment.
-
Our Planning Application Management service provides professional oversight and coordination throughout the Local Planning Authority's determination process.
Depending on your agreed appointment, our services may include planning application monitoring, client progress updates, Planning Case Officer communication and liaison, Case Officer site walkthroughs, coordination of additional information requests, consultation feedback management and decision notice coordination.
We act as a central point of communication between you, the Local Planning Authority and relevant project stakeholders, helping to ensure your application progresses in an organised and professionally managed manner.
Architectural drawing production, design amendments and specialist reports are separate services unless expressly included within your appointment.
-
Whether planning permission is required depends on the type, scale and location of your proposed development, together with any restrictions affecting your property.
Certain residential alterations and extensions may fall within permitted development rights, allowing works to proceed without a full planning application, provided the relevant requirements and limitations are satisfied.
However, properties within conservation areas, listed buildings and developments subject to specific planning restrictions may require additional permissions or consents.
Architecture North Ltd can assist in reviewing your proposals and identifying the appropriate planning route. Where confirmation of lawful development is required, a Lawful Development Certificate may be recommended.
-
A pre-application enquiry is a process through which applicants can seek preliminary planning advice from the Local Planning Authority before submitting a formal planning application.
This can help identify relevant planning policies, potential design concerns, site constraints and supporting information that may be required.
Pre-application advice can be particularly useful for larger developments, complex proposals, sensitive locations or projects where the acceptability of a particular design approach is uncertain.
Architecture North Ltd can assist with preparing and coordinating pre-application submissions where instructed. Any associated professional fees and Local Planning Authority charges are separate unless expressly included within your appointment.
Pre-application advice is generally non-binding and does not guarantee that a subsequent planning application will be approved.
-
The information required for a planning application depends on the type of development, the site's characteristics and the Local Planning Authority's validation requirements.
Common requirements may include location plans, existing and proposed site plans, floor plans, elevations, roof plans, sections and relevant supporting statements.
Depending on the proposal, additional documentation may be required, such as a Design and Access Statement, heritage assessment, flood risk assessment, ecological survey, arboricultural report or other specialist information.
Architecture North Ltd can advise on the likely documentation requirements and assist with coordinating the relevant information.
Architectural drawings, specialist assessments and additional documentation are separate professional services unless expressly included within the agreed appointment.
-
No. Planning Application Management is a separate professional service from architectural design and drawing production.
Our management service focuses on overseeing the planning determination process, communicating with the Local Planning Authority, monitoring application progress and coordinating relevant correspondence.
Architectural drawings, design development, technical documentation, specialist reports and any additional drawings required during the application process are not automatically included.
Where additional architectural services are required, these will be quoted separately before instruction.
-
Yes. Architecture North Ltd can prepare and submit planning applications on behalf of clients where application preparation and submission form part of the agreed professional appointment.
This may include coordinating the required application forms, architectural documentation, supporting information and relevant ownership certificates before submission through the appropriate application system.
Following submission, our Planning Application Management service can provide continued professional oversight throughout the Local Planning Authority's determination process.
Application preparation, submission and subsequent management are distinct services and will be provided in accordance with the agreed scope of appointment.
-
Yes. Architecture North Ltd can assist with planning matters involving listed buildings, conservation areas and other heritage-sensitive locations.
Developments affecting listed buildings or properties within conservation areas may be subject to additional planning considerations, including the preservation of architectural character, historic fabric and the surrounding heritage setting.
Listed Building Consent may be required for works affecting a listed building's special architectural or historic interest, while certain works within conservation areas may be subject to additional planning controls.
We can assist with planning coordination, communication with the Local Planning Authority and relevant conservation officers, and the management of associated application requirements.
Where specialist heritage assessments, conservation advice or additional architectural documentation are necessary, these services may require separate appointments and fees.
-
Planning application timescales vary depending on the nature and complexity of the proposed development, the Local Planning Authority's workload and whether additional information is required.
In England, the usual statutory determination periods are eight weeks for most non-major applications and 13 weeks for major development applications, with a 16-week period applying to applications subject to Environmental Impact Assessment.
These periods generally run from the date an application is validated, rather than the date it is initially submitted.
Applications may take longer where consultation responses, design amendments, additional reports or agreed extensions of time are required.
Our Planning Application Management service includes monitoring application progress and keeping clients informed of relevant deadlines, developments and anticipated decision dates.
Our management service covers the professional coordination and oversight activities specified within your agreement, rather than the production of new or revised architectural information.
Where the Local Planning Authority requests additional drawings, revised proposals, specialist reports or other documentation, we will explain the requirements and provide a separate quotation for any additional services.
Any additional work must be approved and instructed before it proceeds.
-
Yes. Planning Case Officer communication and liaison form an important part of our Planning Application Management service.
We can communicate directly with the appointed Planning Case Officer to discuss application progress, respond to enquiries, clarify planning matters and coordinate requests for additional information.
Where appropriate, we can also arrange and attend Planning Case Officer site walkthroughs to discuss the proposed development and relevant site considerations.
We keep clients informed of significant correspondence, feedback and any matters requiring their instruction or approval.
Our involvement helps provide a professional and coordinated approach to communication, although the final determination remains the responsibility of the Local Planning Authority.
-
If the appointed Planning Case Officer requests changes to your architectural drawings, we will review the request, explain its implications and communicate the available options to you.
Where appropriate, we may liaise with the Planning Case Officer to clarify the requested amendments, discuss potential alternatives or establish what additional information is required.
If revised drawings are necessary, we will advise you of the additional professional services required and provide a separate quotation before undertaking the work.
No additional drawing production or design amendments will be undertaken without the appropriate client instruction.
Please note that the Local Planning Authority may establish deadlines for submitting revised information, and failure to provide the requested documentation could affect the determination of your application.
-
Our Planning Application Management fees are determined by the nature, scale and complexity of the proposed development and the anticipated level of professional involvement required.
Factors may include the extent of application monitoring, Planning Case Officer communication, consultation coordination, client reporting, site walkthroughs and the management of additional information requests.
We provide details of the proposed services and applicable professional fees before an appointment is confirmed.
Planning Application Management is separate from architectural design, drawing production, specialist reports and other additional services.
Local Planning Authority application fees, Planning Portal charges and third-party consultancy costs are also separate unless expressly stated otherwise.
-
Our Planning Application Management fees are calculated according to the nature, complexity and anticipated professional involvement required for your planning application.
Factors may include the type and scale of development, the level of communication required with the Local Planning Authority, anticipated Case Officer liaison, application monitoring, coordination requirements and any additional meetings or site walkthroughs.
We will explain the proposed scope of services and applicable professional fees before you enter into an appointment with Architecture North Ltd.
Additional services falling outside the agreed scope, including architectural drawing amendments, specialist reports and supplementary design work, will be quoted separately before instruction.
Local Planning Authority application fees and other third-party charges are separate from our professional fees unless expressly stated otherwise.
-
No. Amendments to architectural drawings, design revisions and additional supporting documentation requested by the Local Planning Authority are not included within the original Planning Application Management fee unless expressly stated in your agreed appointment.
-
No. Architecture North Ltd cannot guarantee that planning permission will be granted.
All planning applications are assessed and determined independently by the relevant Local Planning Authority in accordance with applicable planning legislation, adopted planning policies and other material planning considerations.
Our role is to provide professional management, communication and coordination throughout the determination process, helping to address relevant enquiries and keep you informed of developments.
Although we may liaise with Planning Case Officers, respond to concerns and coordinate requests for additional information, the final decision remains entirely with the Local Planning Authority.
If your application is refused, we can discuss the decision notice and explain potential next steps, including revised proposals, resubmission or the possibility of a planning appeal. Any additional professional services would be subject to a separate appointment and applicable fees.
-
If a planning application is refused, the Local Planning Authority will issue a decision notice identifying the reasons for refusal.
Architecture North Ltd can review the decision notice with you, explain the principal planning concerns and discuss potential next steps.
Depending on the circumstances, options may include revising the proposed development, submitting a new planning application or considering whether a planning appeal would be appropriate.
The most suitable approach will depend on the reasons for refusal, relevant planning policies and the nature of the proposed development.
Any revised drawings, resubmissions, appeals or additional professional services are subject to separate instruction and applicable fees.
-
Yes. Architecture North Ltd can assist clients in understanding planning conditions attached to an approved planning permission and identifying any requirements that must be addressed before, during or following development.
Planning conditions may relate to matters such as external materials, landscaping, drainage, ecology, construction arrangements or the submission of additional technical information.
As part of decision notice coordination, we can explain the relevant conditions and advise on potential next steps.
Where formal applications are required to discharge planning conditions, we can provide further professional assistance through a separate appointment.
Any additional drawings, technical reports, specialist consultancy services or Local Planning Authority fees associated with discharging conditions are charged separately unless expressly included within the agreed scope of services.
-
At Architecture North Ltd, we understand the importance of keeping our clients informed throughout the planning application process.
As part of our Planning Application Management service, we provide professional communication and progress updates regarding your application's status, correspondence received from the Local Planning Authority and any matters requiring your attention.
Where significant developments arise, including requests for additional information, consultation feedback, proposed amendments or changes to anticipated decision dates, we will communicate these to you and explain any potential implications for your project.
Where client decisions or further instructions are required, we will outline the available options and seek your approval before proceeding with additional work.
Our aim is to provide clear, transparent and professional communication, ensuring you remain informed throughout the determination process without having to manage correspondence with the Local Planning Authority yourself.
-
Yes. Architecture North Ltd can arrange and attend site walkthroughs with the appointed Planning Case Officer where appropriate and subject to the officer's availability and agreement.
A Planning Case Officer site walkthrough provides an opportunity to discuss the proposed development in the context of its surroundings, review existing site conditions and address relevant planning considerations directly on site.
During these meetings, we can assist in explaining the development proposal, clarifying design intentions, discussing potential planning concerns and identifying whether additional information or amendments may be necessary.
Following the walkthrough, we can communicate relevant feedback to you and coordinate any subsequent actions required.
Site walkthroughs are undertaken in accordance with the agreed scope of appointment. Additional site attendance, travel expenses or associated professional services may be subject to separate fees.
Please note that a site walkthrough does not guarantee planning approval or constitute a formal planning decision.
-
Yes. Planning application monitoring is an important part of our Planning Application Management service.
We monitor the application's progress through the Local Planning Authority's planning system, reviewing relevant updates, consultation responses, requests for additional information and changes to the application's status.
We also track the anticipated determination date and relevant planning deadlines, helping to identify potential delays or matters requiring further attention.
Where an application approaches its anticipated decision date without a determination, we can contact the appointed Planning Case Officer to request an update and clarify the expected timescale.
If the Local Planning Authority requests an extension of time, we will explain the request and any potential implications before seeking your instructions where necessary.
Although we actively monitor application progress, determination timescales remain subject to the Local Planning Authority's procedures, workload and statutory responsibilities. We cannot guarantee that a decision will be issued by the original target date.
-
Once the Local Planning Authority has determined your planning application, Architecture North Ltd can coordinate the decision notice and communicate the outcome to you.
Where planning permission is granted, we will review the decision notice and explain any relevant planning conditions, approved drawing references or requirements that may need to be addressed before development commences.
Certain conditions may require additional information, specialist reports or formal approval from the Local Planning Authority before particular works can proceed.
Where an application is refused, we will review the reasons for refusal and discuss potential next steps, which may include design amendments, a revised planning application or consideration of a planning appeal.
We can also advise on further professional services that may be required following the decision, including planning condition discharge applications, additional architectural drawings or subsequent project stages.
Our Planning Application Management service concludes in accordance with the agreed scope of appointment. Any post-decision applications, additional documentation, design amendments or further professional services will be quoted separately before instruction.
Please note that planning permission does not automatically authorise the commencement of all building works. Other statutory approvals, planning conditions and legal requirements may need to be satisfied before construction begins.
