Unveiling the Perspective on Planning Application Precision

Hello there! I'm Aminah Shujahat, and having recently completed my second year of studies in Architecture at Nottingham Trent University, I now find myself fully engaged in a summer placement here at Architecture North Ltd.

During these past weeks, I have been fortunate to engage in a variety of tasks that have offered me valuable insights into the intricate world of architectural practice.

Throughout this period, I have been actively involved in several tasks, including the creation of floorplans for presentation brochures, participation in client meetings, and the curation of social media content. However, one particular highlight of my experience was the comprehensive guidance I received from Lewis North, Principal Director of Architecture North Ltd, regarding the planning application process.

I therefore, felt compelled to share my insights through this blog post.

The Process:
Our journey commenced following a series of client meetings during which we received client approval to submit drawings for a building project, signifying the initiation of the RIBA Work Stage 3 Process. This project involved the evolution of our drawings from Concept Design (RIBA Work Stage 2) to Spatial Coordinated/Developed Design Drawings.

At RIBA Work Stage 2, our focus primarily revolved around developing initial design concepts. The drawings generated during this stage consisted of concept sketches, diagrams, and early design drawings. These drawings, while instrumental in conveying the overall design direction, layout, and massing of the project, featured relatively low levels of detail. They served as a platform for engaging with the client and obtaining their input and approval for the overarching design concept.

Upon client sign-off at RIBA Work Stage 2, we transitioned to RIBA Work Stage 3, where we elevated our design to a more advanced phase. Here, our drawings became significantly more detailed, offering precise information about dimensions, materials, construction methods, and building systems. These drawings encompassed floor plans, elevations, sections, and construction details, addressing technical and structural considerations, including plumbing, electrical systems, and sustainability features. Compliance with relevant building codes, regulations, and standards also became a central focus.

Our specific project involved extending a cottage with a link building, converting a barn into an annex, and redesigning the interior of the existing cottage to create a more open and interconnected living space. RIBA Work Stage 3 necessitated the submission of drawings to the local planning authority, ensuring alignment with planning requirements. This process involved providing PDF-format drawings and comprehensive descriptions of the proposed work, addressing potential issues such as tree removal and disruptions to public spaces. This holistic approach allowed us to proactively address crucial concerns before submitting the application to the Local Authority. Additionally, we navigated inquiries related to the site's historical significance, ensuring our architectural endeavor seamlessly integrated into its surroundings without causing disruption.

My Personal Perspective:
This educational experience has been truly eye-opening. I was pleasantly surprised by the exceptional degree of precision and clarity demanded during the application process. My mentor, Lewis, the Principal Director of Architecture North Ltd, emphasized the importance of meticulous detail when submitting such applications. He underscored that local authorities maintain an unwavering commitment to specificity when assessing the acceptability of proposed plans.

This aspect of the process differed significantly from my initial expectations.

Initially, I had assumed that undertaking a planning application would be a straightforward and easily navigable process. However, the reality unveiled itself as an intricate and somewhat time-consuming endeavor within our profession. The steps implemented by Lewis and the AN Team within the business ensure clients undertake their projects under a linear program of works. The conversations and client sign-offs provide us with the necessary information for their planning application, offering a seamless experience for the clients.

While my reflection is based on shadowing a planning application being submitted, I look forward to using this personal experience to confidently submit a planning application in the near future, either with Lewis or the AN Team shadowing me. It has been a rewarding experience to witness the submission of an application to the Planning Portal.

As a whole, this experience has provided me with a newfound appreciation for the extensive work that transpires behind the scenes in architecture firms, extending well beyond design and presentation.

This comprehensive experience has opened my eyes to what working at an architectural firm truly entails, offering insights that extend beyond the scope of my university education.

Through my involvement in diverse tasks and the guidance I've received from Lewis North and the Architecture North Ltd team, I've not only expanded my knowledge but also developed a newfound appreciation for the precision and attention to detail required in the planning application process.

As I move forward in my architectural studies and future endeavors, I carry with me the valuable lessons and insights gained during this placement. I eagerly anticipate the opportunity to apply this knowledge in practical scenarios, further enhancing my skills and contributing to the field of architecture.
