Architecture North Ltd was appointed to deliver the strategic reconfiguration of a large commercial retail unit in response to evolving market conditions and the client’s changing business requirements. The existing single-use grocery store was subdivided into three distinct commercial units, designed to improve long-term flexibility, rental viability, and spatial efficiency.
This proactive intervention was prompted by the approval of a major supermarket development in the local area, which was expected to significantly impact the footfall and turnover of the existing grocery operation. In anticipation of this shift, the client engaged Architecture North Ltd to downscale the existing unit and diversify the building’s commercial use potential.
The newly proposed layout enables the site to accommodate a broader range of smaller tenants, providing the client with greater operational adaptability and a more resilient property asset. Each new unit benefits from improved frontage, access, and visibility, helping to future-proof the site within a competitive retail landscape.
In parallel, the project addressed an existing issue with courier delivery operations, which were previously located in a way that obstructed key access points, particularly for disabled users. The revised site strategy relocates courier functions to designated, more appropriate areas, ensuring compliance with inclusive design standards while enhancing the day-to-day experience for all users.
