RIBA Work Stage 5: Manufacturing and Construction 🚧
Stage 5 is the point where your project finally comes to life. According to the RIBA Plan of Work, this stage focuses on the manufacturing of building systems and the on-site construction process. At Architecture North, we see this as more than just a technical phase. It is where your vision is carefully built, where months of planning come together, and where the design intent is realised in physical form.
From Appointment to Action 📐
Once a contractor or builder has been appointed and the construction programme has been agreed, the project moves into full delivery mode. At this point, all drawings, specifications, and technical details feed into the construction process.
For our scope of services, we offer two approaches:
We can manage the project on-site on your behalf, overseeing progress and detail.
Alternatively, some clients choose to work directly with the contractor, while we remain involved through a lighter-touch role.
Either way, we allocate up to three on-site meetings with our clients. This ensures that even if we are not formally appointed as project managers, we continue to support you, provide guidance, and strengthen our long-term relationship.
Managing Stress and Complexity 👷♀️
Any construction project can feel stressful and complicated. Our advice is to appoint us throughout the construction programme, so we can work closely with the approved site inspector, contractors, and you to ensure your overall vision is achieved. Having us on board provides reassurance that quality, compliance, and detail are handled at every step.
Our Core Tasks ✅
When we are appointed to support Stage 5, our responsibilities typically include:
Carrying out the Construction Phase Plan
Finalising site logistics
Manufacturing building systems and overseeing construction
Monitoring progress against the construction programme
Inspecting construction quality
Resolving site queries as they arise
Undertaking commissioning of the building
Preparing the Building Manual, including Health and Safety File and Fire Safety Information
Issuing the Practical Completion Certificate
Compiling the defects list and asset information
These tasks ensure your project is not only delivered on time and to specification but also documented, certified, and compliant.

Looking Ahead 🔑
Once construction is complete and the project achieves practical completion, we move into RIBA Stage 6: Handover and Close Out. At that point, you can step into a fully finished space that is ready for everyday use.
