Through structured coordination, we will prepare your tender package, including detailed drawings, specifications, and schedules, ensuring contractors clearly understand the project requirements. We will issue tender documents, manage queries, review returned prices, and assess compliance, enabling you to select a suitable contractor with confidence based on accuracy, value, and technical capability.

Project Planning
Your Submitted Planning Documentation.
If you have instructed Architecture North Ltd to Submit your drawings to Planning you can find the information required for your submitted application by following this link. Throughout this stage, we will manage revisions, liaise with consultants where required, and ensure that your application is accurate, robust, and ready for formal submission.
RIBA Work Stage 4
Technical Design Drawings.
Through meetings, we will develop detailed design proposals, including technical specifications, materials, and construction methods, ensuring that the design is technically feasible, and meets all relevant regulations and standards. During this stage, we prepare detailed construction drawings, specifications, schedules, and technical information required for accurate pricing, statutory compliance, and on-site execution.
RIBA Work Stage 5
Project Construction and Manufacturing.
RIBA Work Stage 5 meetings focus on coordinating site activities, monitoring construction progress, resolving design issues, and ensuring compliance with specifications and regulations. Stakeholders—including architects, contractors, and clients—discuss timelines, quality control, health and safety. These meetings help ensure the project proceeds efficiently and aligns with the agreed plans.

Project Snagging and
Project Ratification.
RIBA Work Stage 6 meetings focus on completing final inspections, resolving defects, and ensuring the building meets client expectations. Stakeholders discuss commissioning, certification, user guidance, and maintenance information. These meetings ensure a smooth transition from construction to occupation, addressing any outstanding issues before final project close-out.

Project Handover,
Closeout and Project In Use.
RIBA Work Stage 7 focus on reviewing the building’s performance in use, addressing post-occupancy feedback, and evaluating how well it meets the client’s needs. Discussions may cover maintenance, energy efficiency, and user satisfaction. We support you with guidance on maintenance, warranties, and building performance. These meetings support continual improvement and help inform future projects through lessons learned.
