Within this work stage, we establish the foundation of your project by identifying key elements and setting a strategic framework. Our process includes a comprehensive site survey, with up to two on-site visits, a drone- assisted survey (subject to site regulations), and 360o photography internally and externally to ensure thorough documentation.

We will prepare your as-existing drawings, incorporating two room measurements per space, and develop a detailed 3D model for visualisation and analysis.

As part of this, you will also receive:

  • Existing Boundary Schedules

  • Existing Room Area Schedules

  • As-Existing White 3D Model

  • Existing Sun Path Analysis

  • Full As-Existing Site Context Model

Following the completion of your Strategic Definition, you will proceed with a Client Sign-Off before instructing Architecture North Ltd to develop a comprehensive Project Design Brief.

This will allow us to fully understand your Proposed Project Design Requirements, ensuring our professional scope of services is tailored effectively to your bespoke project.

You Project Revisions & Meetings within Concept Design

What we will Deliver for this Work Stage:

At Architecture North Ltd, we are committed to delivering a collaborative and flexible design process, offering unlimited project revisions and unlimited concept design meetings during RIBA Work Stage 2. This ensures a tailored approach, fostering open communication and achieving client satisfaction. During this stage, we will be working from concept design, which naturally evolves and refines within this process. It’s important to note that you cannot outline through the project that you need the whole project redesigning. The focus of concept design allows you to refine your project gradually, ensuring the final design aligns with your vision while meeting practical requirements. Unlimited meetings and revisions are provided within 6 months of initial engagement in the concept design phase. After this period, additional meetings or revisions will be subject to an additional fee. This ensures that we remain flexible during the design phase but also maintain a structured timeline for the project.

During this stage, we will present:

  • Proposed Concept Design Floor Plans

  • Proposed Concept Design Elevations & Sections

  • Proposed Concept Design White Model

These deliverables provides you with a comprehensive visual representation of your project, allowing for thorough review and refinement.

If you prefer not to proceed with the full concept design process, and instead require only a floor plan based on your own design idea, we can accommodate this under our approved client disbursements.



RIBA Work Stage 3

During this stage, we will refine your Approved Concept Design Drawings into Spatially Coordinated Developed Design Drawings, ensuring a cohesive and well-structured design. This process includes compiling all drawings in CAD and producing them in PDF format for clarity and ease of use.

As part of this stage, your Planning Floor Plans will feature two key room dimensions per space, along with the following supporting documentation:

• Proposed Boundary Schedules
• Proposed Room Area Schedules
• Proposed White 3D Model
• Proposed Sun Path Analysis
• Full Proposed Site Context Model
• Existing & Proposed Material Schedule
• Rendered Image to enhance the Visual Presentation of your Project Proposal

These deliverables will provide you with a comprehensive and well-documented submission to support your application, ensuring accuracy and alignment with your project vision.

Within your RIBA Work Stage 3 Client Sign-Off Page at the conclusion of this stage will outline the next steps required for progressing your proposal.

Upon receiving your written instruction, we will proceed to prepare and submit your planning application — whether that be a Pre-Application, Prior Approval. Householder, Full Planning Permission, Outline Planning Permission or any other relevant application type, using the drawings and documents developed during this Work Stage.

This ensures that you retain full control over the pace of your submission, with a clear record of deliverables and decision points, while benefiting from a comprehensive architectural package ready for planning.

Our Technical Design Fee reflects the scale and complexity of your project, and accounts for the high level of detail and technical precision required at this stage. During this phase, we will conduct in-depth collaborative meetings to thoroughly review and coordinate all technical aspects of the design — from structural foundations through to building fabric, services integration, and internal layouts, including electrical, plumbing, heating, and ventilation strategies.

These sessions ensure that the design is developed in alignment with your vision while meeting current technical and regulatory standards, creating a robust foundation for the tender and construction phases.

You will receive a comprehensive and fully coordinated set of technical documents, including:

  • Existing & Proposed Boundary Schedules

  • Existing & Proposed Material Schedule Sheet

  • Existing & Proposed Room Name Area Schedule Sheets

  • Existing & Proposed Site Location Block Plan

Quotation Payment Schedule & Figures.

As a reminder, the Project Grand Total is not required as a single lump sum payment. Instead, fees will be invoiced incrementally, aligned with your instruction to proceed with each RIBA Work Stage.

A detailed breakdown of our fees, including the Royal Institute of British Architects (RIBA) Work Stage Fee Structure, is provided in the documentation for your reference.

Any additional requirements or information requested beyond the agreed scope during the review process will be treated as project disbursements and may incur additional charges.
