  • A simple 3D model of the existing building

  • Sunlight analysis to understand how the site is affected by daylight

This stage explores design options and establishes the overall direction of the project.

We will provide:

  • Proposed layout plans showing how spaces could work

  • Initial elevations and sections showing the look and form of the building

  • A 3D model to help visualise the design

  • Ongoing refinement of the design in response to your brief, feedback, and planning considerations

Outcome:

  • A clear, agreed design concept ready to move forward

RIBA Work Stage 3: Approved Developed Design - £0,000.00

This stage develops the agreed design into a coordinated scheme suitable for planning submission.

We will provide:

  • Fully coordinated drawings suitable for a planning application

  • Updated room sizes and boundary information

  • Daylight and sun path analysis of the proposed design

  • A model showing the proposal within its surrounding context

  • A schedule of existing and proposed materials

  • A rendered image to clearly communicate the design

  • Final planning drawings

Your Proposed Technical Building Regulation Design Drawings

This fee covers the full preparation of detailed technical drawings required for Building Regulations approval and construction.

What we will Deliver for this Work Stage:

Our Technical Design fee reflects the size and complexity of your project and the level of detail required before construction can begin.

At this stage, we take the agreed design and work through every detail needed to build it properly. This includes a series of collaborative meetings where we carefully review and coordinate all technical elements of the project - ensuring everything works together and nothing is left unclear.

We will look at:

  • How the building is constructed from the foundations up

  • Walls, roofs, and insulation

  • Internal layouts and room sizes

  • Electrical, plumbing, heating, and ventilation systems

These sessions ensure the design:

  • Fully reflects your vision

  • Meets all current building regulations and technical standards

  • Is clear and buildable for contractors

What You Will Receive

You will receive a complete and fully coordinated set of technical drawings and schedules, showing both the existing building and the proposed design.

These documents clearly explain what is being built, where, and how, and include:

  • Site and block plans

  • Detailed floor plans, sections, and elevations

As a reminder, the Project Grand Total is not required as a single lump sum payment. Instead, fees will be invoiced incrementally, aligned with your instruction to proceed with each RIBA Work Stage.

A detailed breakdown of our fees, including the Royal Institute of British Architects (RIBA) Work Stage Fee Structure, is provided in the documentation for your reference.

Any additional requirements or information requested beyond the agreed scope during the review process will be treated as project disbursements and may incur additional charges.
